Buying in Sharjah — the questions I get most
Can expats buy property in Sharjah?
Yes, in designated freehold communities. Masaar, Hayyan, Al Tay Hills, Al Zahia, Khalid bin Sultan City and Tilal City are open to all nationalities. Several other communities are restricted to UAE, GCC or Arab nationals, so eligibility is the first thing to check — every community on this site is marked.
Which Sharjah communities are freehold for all nationalities?
Eight of the fifteen covered here: Masaar 1, 2 and 3, Hayyan by Alef, Al Tay Hills by IFA, Al Zahia by Majid Al Futtaim, Khalid bin Sultan City by BEEAH, and Tilal City. The remainder are restricted by nationality.
Is it cheaper to buy a villa in Sharjah than Dubai?
Generally yes. The same budget typically buys a larger plot and more built-up area in Sharjah than in comparable Dubai villa communities, and service charges are usually lower. The trade-off is commute time and a smaller resale market, which matters if you may sell within five years.
What does it cost to build your own villa in Sharjah?
You buy the plot, then appoint your own architect and contractor. Build cost varies widely with specification, and every project needs Sharjah Municipality approval and a SEWA connection before handover. Al-Hoshi is usually the most affordable custom zone; Al Rahmaniya and Al Juraina sit higher.
Do I need to be in the UAE to buy?
No. Purchases can be completed by power of attorney, though the process is simpler in person. Financing options differ for non-residents, so it is worth confirming your position with a bank before you commit to a unit.
