Can foreigners buy villas in Sharjah?

Yes, but not everywhere. Who can own depends on the community and on your passport — and it is the first thing to check.

In Sharjah, title is not one rule. It is three. Open to all nationalities means freehold, and any passport can hold the title outright. UAE and GCC nationals only means what it says. Arab nationals only is a wider but still restricted band.

Where any nationality can buy

Of the eighteen villa areas I cover, eleven are open to all nationalities. Ten are master-planned developer communities: Masaar 1, 2 and 3, Hayyan by Alef, Al Tay Hills, Al Zahia, Khalid bin Sultan City, Sukoon by Sanzen, Sharjah Sustainable City and Azizi Florence. The eleventh is Tilal City, where you buy a plot and build. It is the only one of the six bespoke districts open to every nationality.

Where ownership is restricted

Two developer communities — Sharjah Garden City and Nasma Residences — are for Arab nationals only. Among the bespoke districts, Al-Hoshi is for Arab nationals. Al Rahmaniya, Al Suyouh, Al Qarayan and Al Juraina are for UAE and GCC nationals.

Buying from outside the UAE

You do not need to be in the country. Purchases can be completed by power of attorney, though the process is simpler in person. Financing options differ for non-residents, so confirm your position with a bank before you commit to a unit.

Check before you commit

Rules and releases change. Confirm eligibility for the specific unit before paying anything. Tell me your nationality, budget and bedrooms — the matcher on this site shows where you can own, or message me and I will check it for you.

Figures and eligibility rules reflect what was checked in September 2026 and change often. Confirm ownership rights, fees and handover for your specific property before you commit.
