Starting prices are indicative and move with each release. ‘Ask me’ means the figure depends on the cluster, the view and the week. Confirm before you transfer a dirham.
Ready, or nearly
Masaar 1 has started handover. Al Zahia is fully delivered (resale). Sharjah Sustainable City I is handed over; phase II follows in Q4 2028. Everything else in the freehold set is still off-plan unless a reseller has a unit.
Where the money starts
The lowest advertised starting prices sit at Masaar 1 (AED 1.4M indicative) and Masaar 2 (AED 1.52M), then Khalid bin Sultan City at AED 1.85M. Sukoon, Florence, Sustainable City II and Al Tay Hills open in the low-to-mid twos. Hayyan and Al Zahia are priced on request because they do not behave like a single launch list.
If you want to build it yourself
Tilal City is the freehold plot option. You buy land, appoint an architect and contractor, and take the villa through Sharjah Municipality and SEWA before connection. Drive times are off-peak estimates — the Sharjah–Dubai run at 7am is a different journey entirely.
Figures and eligibility rules reflect what was checked in September 2026 and change often. Confirm ownership rights, fees and handover for your specific property before you commit.

The questions buyers ask me most about villas and townhouses in Sharjah.
- Can foreigners buy villas in Sharjah?Yes, but not everywhere. Who can own depends on the community and on your passport — and it is the first thing to check.→
- Every freehold villa community in Sharjah, comparedPrices, sizes, bedrooms and handover for each community open to all nationalities, in one table.→
- Is a Sharjah villa cheaper than Dubai?Generally yes. The same budget typically buys a larger plot and more built-up area — with a commute and a thinner resale market attached.→
- What does it cost to build your own villa?Land first. Villa second. The plot is the smaller cheque. Construction, approvals and the year it takes are the rest.→
